Downtown Long Beach California

This is the heart of the city! When you visit the Waterfront District youll find shopping, entertainment, the Aquarium of the Pacific, a Farmers Market on the promenade, wonderful pubs, cafés and more¦

The Downtown Long Beach area has gone through a vibrant revitalization which still continues. New hi and low-rise condos, Manhattan style loft developments, condo conversions, new malls and entertainment complexes all either at the beach or within a several blocks walk continue to sprout. A total urbanization of the area is under way. It really is quite spectacular.

DOWNTOWN LONG BEACH CONDOS
ALAMITOS BEACH CONDOS

Long Beach Condos State of the Market

As of 6/22/07 there are currently 210 condos for sale in the under $500k range in the Downtown Long Beach and Alamitos Beach areas.  They have been on the market for an average of 86 days.  One of these has been on the market for 279 days, yeah, that is a really long time.

In the over $500k market there are currently 58 condos for sale, average days on market of 110 days, the longest being on the market for 638 days, which seems ridiculous and could be an error in the MLS.  The next longest being 305 days on market and I don't think that one is going to sell anytime soon.

Year to date statistics 1/1/2007 through 6/21/2007 for the Downtown Long Beach and Alamitos Beach communities (Area 4):

Downtown Long Beach California Vision

Downtown Long Beach Real Estate

Downtown Long Beach has been revitalized over the last several years. High Rise Condominium Projects continue to sprout along our lovely waterfront. Historic Buildings continue to be gutted and re-created into beautiful Manhattan style lofts. Fabulous restaurants and incredible attractions like the Aquarium of the Pacific, The Pike, Shoreline Village and Pine Avenue continue to draw crowds seeking the fabulous entertainment and fine dining experiences they provide.

A projected park system, Riverlink, is in the works, it will travel up the LA River clear up to the City of Paramount providing a green front all along the Downtown water front, wrapping around Downtown and heading North for many miles along the LA River.

The City of Long Beachs Visioning Committee has created a draft video presentation for the future of Downtown Long Beach.

Downtown Long Beach Loft Living - Its a Lifestyle

Downtown Long Beach Loft Living

Its a Lifestyle

Living in a Downtown Long Beach Loft affords the owner a sense of success.  The wide open spaces of the Walker Building, Kress Lofts, The Temple Lofts and The Insurance Exchange provide the resident with many desirable amenities.  Some of the most desirable traits of lofts are the high ceilings and abundance of streaming sunlight which provide the resident with a feeling of openness and freedom never felt in a home, or a condo, with an over-abundance of walls pressing in.

Our world moves so fast around us these days, how nice it is to come home and have a large, private open space to patter around in,  often without the need for window coverings.

Most Downtown Long Beach Condos are 4 stories or less.  Buildings which were converted to lofts are taller, therefore can provide sweeping skyline views from large windows, of the ocean or the city, ergo-the higher prices.  Many of these conversions are historic landmark buildings, which greatly increases their desirability.

Downtown Long Beach Condos Wont Sell...

Downtown Long Beach Condos Won't Sell

7994878.jpg...if they are overpriced.

So you wanted to sell your Downtown Long Beach Condo?  Of course you hoped to sell it for the highest possible price.  You followed the advice of the professionals and interviewed several Long Beach Realtors before hiring one. The lure of the agent offering the highest possible sale price was just too much for you and you went ahead and hired them.  They were so positive they could get you the highest price, even made you think those other Realtors didn't know what the heck they were doing.  So why are you still sitting on the market unsold?

Join the ranks of many of your peers.  Looking at an average days on market of 84 days, today, per the SoCalMLS, may not get through to you quite as well as seeing the actual days on market for your competition.

Today there are 123 two bedroom condos on the market in area 4, which is compromised of Downtown Long Beach and Alamitos Beach.  Many, maybe most of which are overpriced and will never sell anywhere near their current listed prices.
