Now is the time to Buy Long Beach HomesCrystal balls are in short supply.  Depending on which periodical, newspaper clipping, or sound bite you receive, speculation on the future runs rampant.  Nobody can provide an exact picture of the future with any degree of accuracy.  One thing that’s for sure-the housing crisis varies dramatically depending on what part of the country you live.


On a national basis, California, Arizona, Nevada, and Florida have been hit the hardest with value reductions; however, in retrospect, these are the four states that had by far the most appreciation within a five-year period from 2000 to 2005.


When a headline screams out, “Median Price in California Drops 30% in One Year,” that in itself is startling.  The median price in California has fallen to $339,000.  That’s the steepest monthly decline in two decades.  But in return, it draws in a tremendous amount of first-time buyers who now see the homes as affordable.   They are no longer priced out of the market.  What we’re seeing are prices in 2008 that reflect the same price in 2004.  At the height of the market in May 2007, the median price was at $484,000.

 

Overall in California, property values increased in that five-year period approximately 114%.  In the past 12 months, according to Data Quick, yes, the property values have decreased 30%.  This can be misleading.  In the urban areas of Los Angeles and the other seven Southern California counties, the amount was closer to 20%.  However, in the high desert, Inland Empire, and parts of Riverside County, the rate of depreciation was sometimes in excess of 40%.  In these Inland and high desert markets, there has been-in some cases-an over correction, and now they are having multiple offers coming in from investors and first-time buyers in the lower price ranges. 


The Inland market for Southern California, which has been hit the hardest-in all likelihood will post the highest sales this year than all other areas.  In addition, residential income property in this market too has its great benefits because of a number of people who have lost their homes through foreclosure-needing a place to live.


In the month of May, there were a total of 33,000 homes sold in California down 11% from a year earlier, but 38% of those resale homes were foreclosed properties.  FHA financing has really skyrocketed.  Buyers can get into homes with a 3% down payment up to a loan amount of $729,000.  There’s an old cliché, “There’s no reward without risk."  Obviously in life anything that we do provides some risk, but I truly believe this is the time to purchase.  Interest rates are extremely low, there’s a large inventory of homes to choose from, and many anxious sellers-including the banks.

STAGING YOUR LONG BEACH CALIFORNIA LOFTS


Diane ConcialdiLiving “loft style” is a total change of lifestyle. Loft living in Long Beach is for those who love to entertain more and enjoy life,  rather than spend time taking care of their Long Beach homes and gardens. Lofts are located within walking distance of Downtown Long Beach restaurants, nightlife and public transportation.  I tend to think that original, creative, entrepreneurial types are drawn to the lifestyle of loft living.


Downtown Long Beach LoftsMy visualization of a loft is having a brick wall interior, a view of the city lights, concrete or wood flooring and an open floor plan with high ceilings, large windows and lots of square footage.  The home stager’s job is to define the space and style by separating areas with dual-functionality furniture, “portable walls” and accessories taking into consideration the views and special features of your loft by the placement of accessories and furniture.


Staging or setting up your loft is a bit different than a home staging for a traditional 3-bedroom 2-bath home.  The loft’s one large room image needs created room definition. There’s a lot of versatility in designing a loft. Repositioning the “walls” creates a new place, almost as if you’ve moved.  


The challenge is changing the virtual kitchen, dining room, living room and office into reality, well worth the time spent! Just as we know creating the illusion of openness with paint color in a traditional home works, the illusion of separation in a loft can be accomplished in a different way using floor rugs, two-sided bookcases, hanging panels, floor screens and portable walls. The high ceilings create and keep the openness of the floor plan - the reason why so many love lofts. The use of mirrors positioned to reflect the sunlight will brighten up entire space. For pet owners, it’s also possible to incorporate an awesome area for your pet in an end table or nightstand.

 

Downtown Long Beach LoftsFurniture, such as benches for storage, beds with hidden floor drawers, tables with wheels to move from place to place and stackable chairs for entertaining are ways to incorporate dual usage. In addition, placing throw pillows around a coffee table or ottoman cubes that slide under the table can add extra seating. Metal racks and open shelving for kitchens will allow storage and clear counters.


Everyone has a vision on how a loft should look and be designed.  Whether it’s modern, futuristic, retro, European or eclectic, when it comes to design, it’s always a matter of your own taste.

Living in a Long Beach Home with a Pool - Safety Tips

Swimming Pool Safety for Long Beach HomesMany homes in Long Beach have built-in pools (compared to the Colorado Springs Real Estate market where pools are a scarcity) - and along with all the fun and relaxation that pools can create, there is a definite level of safety precautions involved.


Here are some safety tips for living in a Long Beach CA home with a pool:

  • Know how to swim. Make sure everyone IN and AROUND knows how to swim.
  • Keep a charged, wireless phone near the pool at all times, in case you need to call 9-1-1
  • Make sure that at least one person in/around the pool knows CPR.
  • Keep safety equipment around the pool in case of an emergency.
  • Do not mix swimming and drinking alcohol. A loss of judgment could mean the difference between life and death around a pool.

 

Pool Safety and Children:

  • Never leave children unattended around a pool. Even children who “know how to swim” can be in danger without a responsible and attentive adult around.
  • Practice touch supervision with children younger than 5 years. This means that the adult is within an arm’s length of the child at all times.
  • Install a Pool-Safety fence - at least 4 feet high with a self-closing and self-locking fence, between the house and the pool.
  • Do not rely on “toys” as flotation devices. A parent or other guardian is the ONLY way to ensure safety.
  • Consider installing a power-safety cover, but not to replace a fence.
  • Make sure everyone who watches your kids knows CPR and knows the rules to your pool.
  • Do not leave toys around the pool when not in use. This could attract children to the pool when no one is looking.
  • If a child is missing, check the pool FIRST. Walk the perimeter of the pool and check around all the edges.
  • If possible, do not install a pool in your home until your children are over the age of 5.

Whats going on in Downtown Long Beach?

 

So many people are downsizing and looking for new diggs in a more urban environment. What I am hearing more often is “I want to be able to walk to stores, coffee shops and entertainment.” Where better to live than our very own “Downtown Long Beach. With such a wide variety of choices there is housing available to quench almost any buyers thirst.

 

Downtown has its very own Historic District replete with early century Craftsman Homes, Victorian Homes, California bungalows and lovely Spanish style homes (Willmore City Historic District). Prefer a duplex, triplex or fourplex; perhaps a stock co-op or an own your own (OYO)? We have those as well, and in all price ranges; from the very affordable to the very pricey.

 

In Downtown Long Beach, condos both old and new, fantastic loft spaces (urban living at its finest), abound. Prefer a brand new luxury high rise condo on the waterfront or with an ocean view? We have those too! We even have a landmark historic high rise on the ocean that it just to die for gorgeous, have you seen the Villa Riviera lately?

 

Moving your business here as well? Downtown Long Beach has many commercial properties; office space is available.

 

Buyers who are thinking about “Relocating to Long Beach” usually ask for particulars about the area. Questions like “What is there to do in Downtown Long Beach"? This question always brings a smile to my face, because our little Downtown is a jumping mecca of entertainment for all types and ages, we have a lil sumptin to entertain just about everybody here.

 

If you are feeling like a slug, you can sit outside of one of our many coffee shops or restaurants and just people watch; bring your laptop and tap into the Downtown Wireless Hotzone network. Now that may sound pretty boring to some of you, but I assure you Downtown is anything but boring. While you are sitting there, you may hear some incredible jazz or blues and choose to follow those enticing sounds right on over to the Blue Cafe. Stay a while, enjoy the music, play a game of pool, chill out. If it happens to be a Tuesday afternoon, between 11 AM and 4 PM, you can walk across the street to the Farmers market and pick up some fresh fruit and veggies for dinner. Check out the local crafts on display here as well.

 

The East Village Arts District in Downtown Long Beach hosts the 2nd Saturday Artwalk every month 4 - 10 PM. Enjoy an evening of art, entertainment, food and wine. Hey make a day of it, walk over from the Blue Cafe, its a short walk.
