DOWNTOWN LONG BEACH CONDOS
ALAMITOS BEACH CONDOS

Long Beach Condos State of the Market

As of 6/22/07 there are currently 210 condos for sale in the under $500k range in the Downtown Long Beach and Alamitos Beach areas.  They have been on the market for an average of 86 days.  One of these has been on the market for 279 days, yeah, that is a really long time.

In the over $500k market there are currently 58 condos for sale, average days on market of 110 days, the longest being on the market for 638 days, which seems ridiculous and could be an error in the MLS.  The next longest being 305 days on market and I don’t think that one is going to sell anytime soon.

Year to date statistics 1/1/2007 through 6/21/2007 for the Downtown Long Beach and Alamitos Beach communities (Area 4):

  • 165 Condos have closed escrow in all price ranges and all sizes
  • There are currently 25 condos in escrow accepting back up offers
  • There are 40 condos pending in escrow at this time
  • 9 condos have been withdrawn from the market
  • 103 condos have cancelled
  • 127 condos have expired

Yes, those numbers are kind of scary. But you can still sell your Downtown Long Beach or Alamitos Beach Condo.

Alamitos Beach Income Property

4-Plex For Sale in Long Beach California

Presented by Long Beach Realtor:  Laurie Manny of Prudential California Realty – Belmont Heights

Majestic Alamitos Beach Beauty in Long Beach California

Elegant and Sophisticated, this Long Beach Income Property is for the Discerning Buyer

This majestic Alamitos Beach investment property sits one short block from the Pacific Ocean, on East First Street, at the cross street of Gaviota, in highly desirable Alamitos Beach, Long Beach California, in the best possible location.  Tucked between highly desirable Historic Bluff Park East Village Arts District in  Downtown Long Beach, Alamitos Beach is a mecca for today’s urban professionals and a short walk to just about everything.

The Alamitos Beach community was planned by John W. Bixby after the Rancho Los Alamitos was acquired by he and his cousins who where partners in the Bixby Land Company.  When describing the area in 1988, Mr. Bixby said, “Alamitos Beach is not Long Beach’s rival but her Crowning Jewel.”  It was the intention of Mr. Bixby and the original residents that Alamitos Beach would be a separate city.  It remained as a separate town-site until annexed by the City of Long Beach on November 30, 1909.  Ocean Boulevard is the Jewel of the Area now, as it was in 1988 with its high rise deluxe condominiums, magnificent homes, and access to the beach.  This is an opportunity to own one of Alamitos Beach’s finest buildings in one of Long Beach’s most desirable locations, on fabulous East 1st Street, Alamitos Beach, in Long Beach California.

This very residential area is dotted with funky quaint shops and restaurants.  Experience a genuine old-fashioned diner when you eat at the Park Pantry.  Ready to enjoy this diverse area´s perfect weather?  Visit Bixby Park located on Cherry Avenue and named after the founder of Alamitos Beach.  This 12 acre urban Long Beach park has a playground, mobile skate park, community center and volleyball courts.

Walking through this Alamitos Beach 4-plex was like taking a step back in time, to an era when rooms were expansive, had beautiful built in’s, large eat-in kitchens, chandeliers, real formal dining rooms, gleaming hardwood floors, French doors, lots of windows and closets, beautiful wood trim and a feeling of warmth that is usually only felt in a loving grandmothers home.

To find a beauty such as this with the original charm, not only intact, but in impeccable condition was breathtaking.  Each unit in this fabulous Long Beach 4-plex is over 1,000 square feet.

This large Alamitos Beach 4-plex sits back from the sidewalk with a nice expanse of luxurious, very green lawn and tasteful landscaping.  The front veranda spreads the width of the building providing an elegant private access for each tenant and a nice quiet place to sit and read a book perhaps, or to have your morning coffee.  The center door opens onto 2 separate, private, gleaming wood staircases to the upper level units.   Each unit has front facing French doors which add a touch of unique style and luxury to this lovely Long Beach Four-plex.

Each of the units have their own private garage, there are 5 garages and a storage room at the other end of this large Alamitos Beach property.  The garages are accessed by an alley, close the door behind you, exit your garage into the large, lovely backyard and use your private rear entrance.  There are two rear shared balconies which provide access to the shared backyard and garages.

This lovely slice of Alamitos Beach Real Estate  was built in 1919, is 4,512 square feet on a 8,246 square foot lot, just one short block to Ocean Blvd and to the sand.  There are 4 units, 3 of which are 1 bedroom, 1 bath; and one 2 bedroom, 1 bath unit.  All units are over 1,000 square feet and each has its own private garage and private in unit laundry rooms with washer/dryer hookups.  The 2 bedroom unit is currently renting the additional 5th garage as well.  There are built-in’s, hardwood floors and original wood trim throughout, all in seemingly excellent condition.  The baths seem to have encased claw tubs, are very spacious and are all in excellent condition, most have been at least partially remodeled over the years and are very attractive.

Long Beach´s Alamitos Beach continues to grow.  It is within walking distance of Downtown Long Beach and is conveniently close to freeways, without the feeling of being near the traffic.  But more importantly it remains affordable.  You can still purchase a $300,000 condo, or if you prefer, a multi-million dollar condo with endless ocean views.

Prospective Buyers should check with the City of Long Beach regarding the possibility of condo conversion.

Come Home to Alamitos Beach.

Want to be near the water wherever you go?  Close to outstanding shopping, entertainment and more…without giving up the convenience of being close to a large city?  You’ll like it here!
