The 9-hole ˜Bixby Village course at the Bixby Village Golf Course facility in Long Beach, California features 1,567 yards of golf from the longest tees for a par of 29. The course rating is 57.5 and it has a slope rating of 86. Designed by Ron Fream, the Bixby Village golf course opened in 1980.

Recreation Park South Golf Course 18-Hole

This Municipal 18 hole Golf Course with over 6,317 yards with a par of 72. Billy Bell-designed layout is one of the oldest courses in Southern California.

Located among beautiful rolling hills, Recreation Park was constructed in 1917 and was originally known as Virginia Country Club. This very private club was opened to the public in 1931 and has since been known by its current name. Recreation Park, designated as one of the busiest golf courses in the nation, provides a night lighted driving range, practice greens, pro shop, full service restaurant and banquet facilities for up to 150 people.

Located directly across 7th Street from the majestic 18-hole course, this nine-hole, par 29, executive facility affords guests a selection of shots and settings, which range from rolling hills to views of the
Colorado Lagoon. This course also offers practice greens, a pro shop and food service.

El Dorado Park Golf Course, El Dorado Park Course

The previous venue of the Queen Mary Open, this facility has now been selected as the site of the prestigious Long Beach Open. A magnificent 18-hole layout, El Dorado can truly be called a ˜players course, due to its expansive layout and numerous water hazards. Extensive practice facilities and full service restaurant are available at El Dorado.

Skylinks At Long Beach Golf Course, Skylinks Course

Directly across Lakewood Blvd., from the Long Beach Airport, this course provides an interesting blend of playing characteristics. Several water hazards and numerous bunkers await your errant shots, while excellent fairways and greens rewards your good play. This 18-hole course is a very enjoyable experience for all skill levels. Skylinks also offers a night lighted driving range, practice greens, a full service restaurant, bar and banquet facilities that can hold up to 150 people.

Long Beach Neighborhood Walk Scores:

52% of Long Beach has a Walk Score of 70 or above.

What do these scores mean?

Here are some general guidelines to how these rankings work:

• 90-100 = Walkers’ Paradise: Most errands can be accomplished on foot and many people get by without owning a car.
• 70-89 = Very Walkable: It’s possible to get by without owning a car.
• 50-69 = Somewhat Walkable: Some stores and amenities are within walking distance, but many everyday trips still require a bike, public transportation, or car.
• 25-49 = Car-Dependent: Only a few destinations are within easy walking range. For most errands, driving or public transportation is a must.
• 0-24 = Car-Dependent (Driving Only): Virtually no neighborhood destinations within walking range. You can walk from your house to your car!

How It Doesn’t Work: Known Issues with Walk Score

Walk Score admits that Walk Score is just an approximation of walkability. There are a number of important factors that contribute to walkability which are not part of their algorithm:

• Public transit: Good public transit is important for walkable neighborhoods.
• Street width and block length: Narrow streets slow down traffic. Short blocks provide more routes to the same destination and make it easier to take a direct route.
• Street design: Sidewalks and safe crossings are essential to walkability. Appropriate automobile speeds, trees, and other features also help.
• Safety from crime and crashes: How much crime is in the neighborhood? How many traffic accidents are there? Are streets well-lit?
• Pedestrian-friendly community design: Are buildings close to the sidewalk with parking in back? Are destinations clustered together?
• Topography: Hills can make walking difficult, especially if you’re carrying groceries.
• Freeways and bodies of water: Freeways can divide neighborhoods. Swimming is harder than walking.
• Weather: In some places it’s just too hot or cold to walk regularly.

Yay!  The Down Market is OVER!

No it’s not, but now that I have your attention, the market has changed a bit and there are a few things you really need to know if you are thinking about selling your Long Beach homes. 

Back in the hot sellers market one of the sales strategies used was to price a home a little low, take multiple offers, and play them off of each other to drive the price up.  It worked!  That strategy, applied to today’s Long Beach real estate market is working as well. 

Pricing your home low will inspire the interest of buyers and agents and create a quick, steady flow of traffic and multiple offers to your home. 

For instance, if your home, in great condition, comps out at $500,000 and you listed it at $299,000 you would have the attention of the entire real estate market.  You would have to prepare yourself for a major onslaught of showings, perhaps as many as 30 to 50 a day.  The offers would pour in and bid up.  At $500,000, you would sit on the market for months, probably price reduce a couple of times to about $450k and likely sell around $440k, if at all.  If you choose this road, you will probably sell at around the same price, without the time delay.  It’s clean and fast. 

An added benefit to creating multiple offers is that you have a choice.  You will not be forced to accept an offer with weak financing because it is the only offer you have.  There will be an assortment of offers for you to choose from thereby placing you in a stronger position to close escrow successfully. 

Many sellers in Long Beach are afraid to pursue this road fearing they will have to accept an offer that is lower than they are willing to accept.  Sellers do not have to accept any offer, they are free to accept or decline any offer made on their homes. 

It is just a really smart business decision to choose to sell your home in this fashion, during this market.

I remember when I first moved into Long Beach and drove past Colorado Lagoon.  In my own New York way I asked my friend ˜Whats with the swamp?.  It was looking pretty raggy way back then, but as they say, its come a long way baby! Yesterday I was driving by, it was such a pretty day and the park was so peaceful, I pulled over and took a few pictures. 

Colorado Lagoon is comprised of 41.63 acres of wetland and Marine Education Science Center and is located at 5119 E Colorado St.; they can be reached at (562) 570-1720. Colorado Lagoon Park is bounded on the West by Park Ave; on the South by E Appian Way and E Colorado St; on the North by E 6th St. and Recreation Park 9 Hole Golf Course; and on the East by Monrovia Ave, E 4th St, Haines Ave, E Vermont St., and Orlena Ave. 

Drop in at the Education Center from 2 to 5 and discover the featured creature of the day. Then go out and see if you can find where it lives, what it eats, and who it eats it. The Education Center is located on Appian Way, between Park & Colorado 570-1749.

If you are heading to the Lagoon, pack a picnic lunch and enjoy it in the picnic area. Live in the area?  Push off your kayak for a nice tour of the local canals. 

Weekends the Lagoon is very busy.  Many people come to enjoy the park.  Unfortunately they dont have the love and leave a lot of litter behind.  Please dispose of your trash in the provided recepticals and help us keep our city clean for your next visit. 

The park provides a designated swimming area. 

I wouldnt go in that water.  Nuff said?

The City of Long Beach has put forth major Restoration Efforts and has made Colorado Lagoon a into a beautiful and inviting park area and beach once again.  Ok, so its still a bit of a work in progress, but it sure is getting prettier.  Maybe someday that water will be clean enough to actually swim in¦
