Over 80% of all home searches
start on the internet. Your Long Beach home needs to be online, and findable, when buyers begin their
search. Have the Realtors you interview show you their ability to market your
Long Beach property on the internet. Step back;
pick keywords that should bring that item to the front page of
Google; keywords like Long Beach Real Estate. Are any of the sites that
your Realtor is using to promote your property coming up at the top of the
engines? No? Keep shopping. Better yet, call the Realtors on the front
page of Google, they already know how to get there and you can cut right
through the unlikely candidates.
Over 25% of all Home Buyers
FIRST saw the home they purchased on
the internet. If
your Long Beach homes are not heavily marketed on the internet, you are missing
thousands of potential buyers.

The new FHA loan limit for Long Beach is $729,750. FHA loans can be
useful for Long Beach home buyers because only 3% downpayment
is required. Some Long beach homebuyers have had to put as much as 10%
down to obtian financing; the FHA loan can solve that problem.

A Peek Inside the Business of Selling Long Beach Real Estate
Here on our Long Beach Real Estate site I usually write
purely real estate related articles targeted at educating and informing buyers
and sellers of Long Beach Real Estate.
Today I would like to give you a little peek into the business side of
things and explain how they can affect the sale or purchase of your Long Beach homes.
No it's not, but now that I have your attention, the Long Beach real estate market
has changed a bit and there are a few things you really need to know if you are
thinking about selling your Long Beach
homes.
With so many Long Beach homes on
the market at affordable prices one would think it should be really easy to find
a home and get a great deal. So why are so many first time home
buyers having trouble finding a home that suits their needs at a price
they can afford? ...
...Homes currently on the market; affordable to
first time home buyers, are predominantly short sales and
bank owned properties and are not necessarily in the best
condition. Even with a deep price reduction most of these homes are still beyond
the reach of first time buyers because the buyer will have to lay out
considerable cash after purchase to bring the house into livable condition.
First time home buyers just don't have this kind of cash to invest in the home
for repairs and upgrades after the purchase.

The Downtown Long Beach
Condo Market has begun to pick up a bit. Lenders have tightened up on
lending standards, interest rates are lurking around 6.5% and buyers
must be pre-qualified. It's a smart buyer that has a lock in letter
and a loan commitment from their lender to protect themselves. This
puts some strong buyers on the market right now and they are looking to
purchase the most their money will buy. There are some really great
buys available right now, well priced units are receiving multiple
offers and investors are out shopping. Read More>>>

Long Beach California Real Estate Sales Update
Long Beach California Real Estate Sales Update
January - April 2008
The real estate market in Long Beach has begun to shift. We have witnessed a steady rise in homes and condos for sale in Long Beach
since the beginning of the year, as is witnessed by the chart
provided. Buyers who have been waiting out the real estate market
hoping to get that incredible deal are now buying those Long Beach homes and condos they have been wanting.
Interest
rates are still great, although lenders are tightening up on lending
standards. It is getting more difficult to procure a home loan unless
your income and credit scores are high, your credit history is good and
your debt ratio is low. As we progress into the summer months lending
standards will become even more stringent.
If you are one of the consumers who has
been sitting on the sidelines waiting for Long Beach real estate prices
to drop before you begin your buying process, you might want to speak
to a mortgage lender pretty soon. Run your credit, find out if you
qualify for a home loan sufficient to make that purchase. You may also
decide to go ahead and buy now while Long Beach prices are low, some
concessions are still being granted and home loans are still available
to consumers with less than pristine credit.
One of the most appealing draws to living in Long Beach CA
is the walkability of many of our local neighborhoods. Well, somebody
finally decided to start ranking walkable neighborhoods across the
country. Walk Score has ranked 2,508 neighborhoods in 40 of the largest US cities to help buyers find walkable communities to live in.
Long Beach California has been ranked as the 8th Most Walkable Neighborhood!
